Everything you need to know about Penble Tiny Homes

All base prices include complete construction, full kitchen with appliances, bathroom fixtures, flooring, electrical and plumbing systems, windows and doors, insulation, interior finishes, and delivery within 100 miles. Exterior siding and roofing are also included.

From design approval to delivery, the typical timeline is 10-14 weeks. This includes 1-2 weeks for design and planning, 8-12 weeks for construction, and 1-2 days for delivery and setup. Rush orders may be available for an additional fee.

For our Tiny Homes on Wheels (THOWs), no—the home is built on a CSA-rated trailer, and the trailer is the foundation.

If you’re installing the home long-term, your municipality may still require an approved site setup (for example: engineered supports, tie-downs, helical piles, or a pad design), depending on local rules and services.

We’re also actively developing a Foundation Series (homes built without a trailer) for permanent-install projects.

Yes — Penble homes are built to be code-compliant for year-round living.

  • Not “CSA Z” certified by default: Our Tiny Homes on Wheels are not mass-produced CSA Z-certified RV-style units.

  • Ontario Building Code approach: Instead, we build and permit our homes to align with Ontario Building Code (OBC) requirements through the local building department / AHJ process (permits, required inspections, and sign-offs where applicable).

  • What that means for you: You’re getting a home designed for safe, legal, full-time occupancy—not a seasonal trailer build.

Important note: Final compliance and approvals can depend on your install site (municipality, zoning, foundation/pad type, services, and local requirements). We’ll guide you through what’s needed for your location.

Financing is available through third-party lenders and through your own bank or credit union.

  • Third-party lender financing: We can connect you with lenders offering competitive rates (subject to approval).

  • Your bank financing is welcome: Many buyers choose a personal loan, home equity loan/HELOC, or other financing arranged through their own lender.

  • Cash payments: Cash or certified funds are also accepted.

All financing is subject to lender approval. We’re happy to provide any specs or documentation your lender needs.

Payment Schedule (Deposit + 4 milestones)

  1. 30% Deposit (at contract signing / build slot reserved)
    Covers kickoff + early commitments (planning, ordering, booking trades).

  2. 20% at end of Phase 1 (Trailer + Subfloor complete)
    Your P1: trailer + subfloor materials/labour + subfloor spray foam.

  3. 25% at end of Phase 2/3 (Exterior shell “dry-in” complete)
    Your P2/3: framing + roof + sheathing + weather barrier + windows/door + siding/soffits/fascia/metal roof.

  4. 15% at end of Phase 4/5 (MEP rough-ins + interior frame + spray foam complete)
    Your P4 + P5: electrical + plumbing rough-ins + interior partitions + closed-cell spray foam.

  5. 10% Final (at substantial completion / prior to handover)
    Your P6/7: interior finishes + systems + appliances/fixtures + final commissioning.

Absolutely! Our Build & Price tool allows you to customize layouts, finishes, appliances, and add upgrades like solar panels, smart home systems, and premium fixtures. If you have specific requirements not in our standard options, contact us for custom solutions.

We deliver across Ontario and can arrange delivery to select locations outside Ontario on request.

Delivery availability and pricing depend on your site access, distance from our build shop, and whether your install is on wheels or on a foundation. We can take off the wheels and place your tiny home on Helical Piles or Screws. We’ll confirm logistics during your quote and provide a delivery estimate before you sign.
